Had a recently released (5 yrs) convicted felon apply to lease space in large trailer park - he wants to purchase trailer already on the site. He was convicted of several counts burglary to dwelling, theft, and robbery by use of force. Has no work history or landlord history on the application. we did not use CRA, we only checked court records. He was minor convicted as adult. We refused tenancy based on the above and the potential danger to other tenants and property. He is insistent on knowing why we refused. We are concerned about wording in denying him so he doesn't come back on this. Any resources for refusing a convicted felon?

Does he have an income, does he have credit?
Look into the forms on this website, there is a denial letter. Most commonly, credit scores are used as means to deny tennancy.

He started a job 1/10/05 but we haven't been able to reach the employer to verify. He has provided absolutely no other history of ANY kind to check.

There is no credit to check - he was convicted when he was 17 and wasn't quite 18 when he was sent to prison for 5 yrs.

You have plenty of reason to deny tennancy. One reason unable to verify employment, unsatisfactory credit history.
Get a templace from the website and use it. Doubt he will go after you (time and money)

"Unfortunately, Mr. Smith, we only to rent to tenants who provide employment history, good credit history, and landlord history."

Simple as that...

I doubt you're the first, or will be the only, to reject his application.

I would like to be fair, even to a past incarcerated person. Ask the felon to deliver a triple signed certified letter from the institution warden, correction officer and another taking responsibility for the release and completion of sentence. If you think I am wrong to state this, go back and read your last sentence. " We are concerned about wording in denying him so he doesn't come back on this." By me stating to obtain a certified letter will assure you the prison system is working properly. This action will clear things up.

did i read that right he wants to but it. I don't think you can do credit checks on people if they are buying the place unless of course he is renting it on your property but the trailer belongs to someone else,that he is buying it from or is it yours? If it is yours to hell with him tell him its sold.
