Some of us don't. Is late payment the only reason you want to evict? If so, do you have a clause in your lease that provides for "late charges due as additional rent"? If you do, enforce the late charges. That way you'll be getting extra money for your aggravation. If they don't pay the late charges, in a month you can begin the eviction procedure for non-payment of rent because your lease stipulated that late=rent. If you haven't charged late fees to these tenants previously, I hope your lease says that it's your disgression whether you want to enforce clauses or not. If you go to court, they may win on the grounds that you never charged them before.
