Good day, all. I apologize in advance for being long-winded. I own two SFH that are currently under lease. One of them has been leased for 5 years and has had DREAM tenants (knock on wood). The other is our former residence, and has been leased out for 4 months. The tenant in this house has been barely OK (late on rent once, seemingly frivolous repair request or two), but the latest issue has me scratching my head about how it should be handled. The properties are both handled through a PM, and they have been fantastic. Both houses are in a great neighborhood, and we still maintain many friends there. This month was my wife's birthday, and two of her gifts were sent to the rental house due to friends and family not updating their address books. Well guess what? The tenant says that a couple of the packages that have not arrived. We have tracked the packages, and the neighbors (still friends, remember) report seeing the delivery truck show up to drop one off at the same time the package shows being delivered on the website. The other was delivered USPS and small enough to be placed in the mailbox. The PM has called twice, and both times they say that the packages are not there although the evidence suggests otherwise. You guys have ages more experience with this, so any advice would be greatly appreciated! Thanks!
