Listen to the people who know!!

EVERY time I take a shortcut it bites me.

Take some time and come up with your criteria. Then write it down and hold firm!!. Their income should be at least 3X the rent, an eviction on their record may as well be bloody murder (run), talk to 2or3 former landlords, pets or no pets (check your insurance Co's list of dogs that are prohibited)-- if you allow pets get a HUGE fee (not deposit) per each animal.

Also, remember you are not there to do anyone a favor. If they say "can you work with me?" No,no, N.O. If they ask for favors right out of the hat, your life will be miserable with one excuse/problem/drama after another.
