It sounds like you also sent the notice certified so if you did and you also handed it to a man believed to be her husband you should be fine and can proceed with the eviction. If you did not send the notice certified I would send it again and then post it to the front door. This is what I do. Unless your state requires 10 days notice I would only do 3 days if you can. By law the house is yours and you are entitled to enter it with proper notice. If you can think of something you want to repair all the better. never put in your lease that you can only enter your house to repair something. I am in the middle of an eviction and unlike what the other guy said I am doing a home inspection while the tenant is still there but neither do I think my renter is really malicious (but then who knows) and will cause damage just because. Like you I want to see what I need to do prior to another renter moving in. We all make mistakes our first time around just be sure to learn from those mistakes. I have made many myself. Read the posts in these forums as they contain great info. I've been a landlord for 6 yrs and have learned tons from this site.
