Never state 'that legally you are not required to do this but perhaps something could be worked out' that sounds as if you are requiring different standards for a disabled person over a non disabled person. Such a statement can come back to hurt you if a discrimination complaint is ever made. Just say (after receiving written request) that you will consider the request. Don't commit or suggest one way or another until you have done a background/criminal check and qualified the applicant as you would any other applicant. Setting different standards for the disabled is what get's most landlords in trouble.
