You are in the right place!
Join the LPA and get the power of the LPA lease and all the forms ... but I caution you, you also need to READ THE LEASE AND THE LPA ARTICLES to be a stronger landlord.

To answer your more specific question,
1. you should read the lease section by section TO THE TENANT so they understand what they are supposed to be responsible for.

2. ALSO make the tenants sign the CREDIT REPORTING DISCLOSURE TO TENANT... If that does not scare a tenant with good credit into paying on time I don't know what will.
