I completly agree with you and understand where you are coming from regarding proper boundaries. My concern would also be if you said use what is next. Also if you were to buy them a toaster, microwave and napkin holder shouldn't you increase the rent?

In my opinion money spent on your unit for upgrades should be on your timeline and should be items that will increase the value of the property. For example when do you need to replace your hot water heater or maybe the furnace?

All that said, I just looked on craigslist and found a microwave AND a small palm tree for $15. (hehe)
