I'm taking this summer to gut a redo one of my apartments into a better unit. 3 guys living in it now and I can't really raise the rent much more in it's current condition. Going to turn it into a deluxe 1 br w/den (don't worry, it's not really a 3 br now, more like a 1 1/2 with extra beds). Up the rent from $875 to 1K or a little more.

I already have the marble tile for the bathroom, the wood laminate flooring for the bedrooms and livingroom/diningroom, kitchen cabinets that I pulled from my dad's condo when they redid it (look brand new). All I need it the kitchen tile, tub and vanity, drywall and insulation and some new electrical outlets and switches. For once being a pack rat is going to pay off. Hitting all those sales at Home Depot and Lumber Liquidators is finally going to bear fruit! Putting in a gas furnace to replace my oil furnace, new hot water tank, and redoing the entrance ways to my buildings.

Might as well do as much as possible all at once! Switching it to a 1 br will lower bills on my end, reduce wear and tear, and free up one or two spots in the parking lot (it's really tight right now!)
