Good for you Micah!

The only catch would be is if your area is declining and there are no units in the building that are nicer than yours.

Otherwise I am so glad you are updating to gain the full potential.

Here is an example of two smaller homes advertised in my rentals area.

1) $950 per mo. little bunglo 500 up 500 down nothing fancy, in fact it has no pictures at all so probably dated by a lot and has no garage. Wonder if it is icky. This location is not near as trendy, yet the location is close to where people want to be.

2) $1700 per mo. another bunglo same size upgrades are nice but not super great. I gave them 4 out of 5 on both bath and kitchen has a garage. rented for $1700. This property is in a great area.

Eric said many LL are missing out on the gold rush and you are one that will not. Be sure you get it on the market before the summer is over!
