I have a one page document entitled "The Procedure".

It puts down in detail every step in the process from the application to the move in. Each and everything is clearly stated.

I tell the applicant that they need to keep this document...I write the receipt on it. If and when we agree that they will rent the unit..the receipt for the Non-refundable Reservation Fee is also written on it.

This is my way of making sure they keep the document..because if they have any questions..I just tell them to refer to it. This way I don't have anyone coming back and saying.."but..you never told me..." or "that's not what you said when..."
