For God's sakes, let her break the lease. Work with her on it, and do what you can to ensure your best odds of getting her out without her destroying the place. You still have some cards to play: you have her deposit, you have the means to ding her credit. These are cards you can play to negotiate the terms associated with ending the lease early. She's a bad tenant, and she is opening the door for you to let her out, and you're slamming it shut in her face. That doesn't add up from where I sit. Make her mad, and she'll only leave the property in worse condition than she probably plans to already.
