If the van is parked on the street every day and never moves, I would say the advertising is not helping much. This should not be enough to refuse a new lease. Like it or not, if the son is family, he can live in the rental. Is the van there all night too? If you make an inspection and find the place in good condition you should think about what will replace a good paying tenant if you do not renew the lease. Forget about the van. It is legally parked. What is the problem?
