Do as Mr Dan stated. Do not mail the 3-day notice. Tenant has until 12:00 midnight to get out.
Post on the doors. If the home is the type where the tenant may enter the house from a carport or garage than post that door also. Get a digital camera. Take a picture of the P/Q with a time stamp. Always take a witness with you. Take a second picture with your witness in the picture beside the 3 day P/Q.
If you see that they are moving... the last day of the P/Q post a 24 Hour notice to enter. Again take pictures. That way you can go in the next day. I find that they get on out if they realize that I will be coming the next day. Also when you post the 24 hour notice to enter go ahead and give them the Return key receipt paper (on this site). I tell them to sign it when they are gone and leave it on the kitchen counter.
