I would bookmark these adds and see how long that they take to rent. Are they on for a couple days and then off? Or have they been up for a while. Observing the prices can be a long process so you want to give yourself plenty of time. If you don't have that time then you have to go with your gut and hope for best. Though you do not want to raise your rent $600 have your tenant give notice and leave and then see the place on the market for $500 less than it was. The ads you see on craigsist are for apartments that haven't been rented for their asking price. But if the asking prices have that much disparity there is a very good change you are under market and can raise the rent but the trick is how much.
