Grousing. Late payments.
One apartment is rented to 2 students (jointly responsible) but, contrary to our wishes continues to send in 2 checks. Actually one comes from tenant A's mom and the other from tenant B. Lease says rent due on 1st, penalties if not received by the 5th ($50 for late rent with an additional $5.00 for each additional late day thereafter), and if there is an NSF there is a penalty plus if that makes the rent late, the late payment fees.

March 2012. Tenant B calls on the 4th saying they won't be able to mail the check until the 5th. Meaning that it will arrive late. We get it on the 6th and assess the $50 late fee. I have agreed that he has until the end of the month to get it to us. Today (14 March) we look on-line and learn that tenant A's mom's check bounced. Supposedly a replacement check has been sent and should have been in the PO Box today, put it wasn't there. So there are additional fees (NSF plus the daily late fees but not an additional $50 fee since we already hit up his roomee).

Just grousing. It really looks like this will work out OK but it does irritate us. Oh, and another unit is vacant.
