It appears the you have a "Tenant at Sufferage". The only distinguishing difference between this and a "Tenant at Will" is is an agreement.

A "Tenant at Sufferage" has no agreement with you regarding the tenancy and a "Tenant at Will" has an agreement. The agreement may be written or verbal.

According to our resident attorney, Mr. Reno, this can be tricky. It is best that you consult a local lawyer who specializes in LL/T law.
