If she is under a years lease then you have to give her proper notice to fix or vacate. After that if they ignore you can proceed with an eviction. If just on a M2M lease then you can give a 30 day notice to move. If under a yearly lease then yes they would be responsible for the rent until you get someone else in but good luck collecting on it.
