You must first deliver a 'cure or quit' notice.
If she decides to "quit" or you proceed through to eviction you are not entitled to the rent for any period after she has moved out.

After all... you have made the choice to remove her, you terminated the lease..not her. Yes, you would have done it for cause..but..you would still have been the one doing it.

You can charge her security deposit for all clean up and damages.
