A tenant drilled a doggy door in the French doors to his patio. Our lease specifically says "tenant cannot modify the premises in anyway without the written consent of the landlord" Since the doors are twelve years old, both French doors need to be replaced as they no longer make this particular door. Our contractor said the doggy door has ruined the integrity of the doors and a patch repair to one door would only be temporary. The doors will have to be replaced. The quote to buy and replace the doors is $2500. That is for pre-hung French doors.

My question is, how much can I require the tenant to pay? Since the doors, although in perfect condition when he moved in, they are twelve years old and need to be prorated.
