My lease includes language that if the tenant engages anyone for maintenance, they are responsible for the cost; tenant cannot engage maintenance persons on behalf of the owner. I require that the tenant call, email or write me with the maintenance request, then I contact the maintenance person with tenant's phone and ask him to contact her to set up a time for entry and resolution. That way I don't have to slog around with keys to the occupied units and spend time babysitting maintenance workers; tenants are required to set up a time when they can be present to safeguard their possessions.
