You should check on the condition of the rental and make any repairs that are necessary. Those that are the result from more than ordinary wear and tear should be made at the expense of the tenant. You may simply deduct them from the deposit and inform the tenant of his deposit deficiency along with the new lease. If the rent has been paid on time and the place is in good condition there probably is no need to do more checking. When you are in the rental, look for signs of unauthorized occupants.
