When I get a new place I begin by renovating the kitchen and bathrooms.

I replace all the old electrical and put cat-v, speaker wire, coax, and twisted pair into the walls.

I replace all the old plumbing sewer stack, and water supply lines are replaced with Wirsbo.

Replace floors with tile and pergo.
New cabinets, countertops, and appliances

When I am done, I am assured of years of ownership without major maintenance issues...and I never have trouble renting to the top qualified.
