You have a responsibility to the neighborhood to keep your property in good repair. Shoddy work and repairs only attract the lower quality renter. Your rental property should reflect your pride and interest in your business as a landlord. By doing just the essential things, you have added to the decline of the neighborhood and set a bad example for the community. Now is the time to fix it up right. You said they were convenient locations in nice neighborhoods. People love old house's to live in. Giving it a 110% will give you the greater return on the rentals than just getting by with sub par tenants and maintenance proplems.
