Here is the advice you already know: Don't do it!

I am definitely at market value in my area. During my last vacancy, a year ago, I went through about 150 inquiries. Of those 150 prospective tenants only 3% passed my screening criteria, so I only had to show the house to five people. One of the five people ended up renting the place for two years. It took almost three months. You have only been at it three weeks! The 97% of tenants that did not pass my strict screening were garbage, riff-raff. Jake says (I think this wording is correct): You can find a meal in a garbage can, but no great meals!
