He may be skipping out. If you plan to get a judgment for unpaid rent, it would be a good idea to serve a 3 day as soon as the rent for next month is unpaid. (I don't know if you can serve a P or Q before the due date) A regular lease violation notice is another thing especially if you have an early termination penalty in your lease agreement.
If there are physical damages to the property, you may also be headed to small claims court. I guess it would be a good idea to contact the tenant to see what is going on and then proceed from there. Good luck.
