You are looking for problems in more ways than you realize.
Really the only thing you can easily evict for is holdover and non-payment.
My suggestion is to screen your tenants better. Also make sure you have either a term lease or start with a month to month. You need to be in the property at least 2 times a year and look around for yourself to see if you are pleased with the situation. (don't forget to give 24 hours notice that you will be entering their home, otherwise you might get shot or eaten) Also make sure you get a good deposit and charge the tenant for having to fix the place up if they have a dog or have caused smoke damage. You can not micro manage like this. You are headed in the direction of having a bad relationship with the tenant. Don't forget the tenant has your property hostage and if you have anything less than someone with stellar credit and a fantastic job they will wreck you.
