Sue, this is very simple. There are two types of prospective tenants: those who are qualified and those who are not.
When I do my pre-screening I always ask if they have the required move in funds available up front. Many of these people do not and are just wasting my time. I guess they think it will somehow work out.
One important criteria of a qualified tenant is that they have ALL the necessary move in funds available in certified funds before move in, at lease signing. I require first, last, and SD be paid up front before keys are given or lease is signed.
The tenant you have here is NOT QUALIFIED. Simple, goodbye, next please. In addition to being a landlord are you a fiance company as well?
