You did not pre-screen this person. Therefore you wasted your time and showed the house to a non-qualified propsective tenant. You need to dump the realtor and do it yourself. Use the LPA pre-screening card.

In the past, when I wasted my time on non-qualified prospects, mnay times they would act very enthusiastic about my place. Who cares? What really matters is their background check, and most of all, their FICO score.

I have observed most realtors send over hopelessly unqualified trash tenants. The realtor only cares if they place a tenant so they can get paid. They don't care if they are qualified or not.
