Before someone says something nasty you need to learn a few things FAST about being a landlord.

Always run credit and background checks on every prospective tenant. Do NOT farm this out to a 3rd party.

Use the LPA Pre-Screening Prospect Card on every tenant.

Do research in being a good landlord and find out your state specific requirements (for me it's AZ landlord tenant act). This varies by state.

95% of tenant issues can be avoided if you PRESCREEN tenants well.

A lot of others have said this better than myself and you can do a search in this forum that will find them.
