Don't do it.

If the tenant doesn't have the money to move in now then they will not have it later.

The last time I did this (my business partner made the call) we ended up having to evict this guy. We still haven't recovered all the money.

My business partner and I have a new company rule. Don't have the money to move in then your not moving in.
