I would probably make comments of what you can see and state that a licensed, insured professional, approved by you, should perform any repairs necessary and that although the walk through was performed, unforseen damage may be uncovered following him vacating the unit and you will assess them as soon as possible and provide a settlement statement in accordance with your state laws.
