The first thing you need to do is repair the door and bill your tenant for the cost. Next, do not even think about removing the "male" from the lease. If you do, in another month the "female" will decide she still loves him and he moves back in. Being off the lease he becomes an unauthorized tenant not responsible to you for rent of anything else that gets kicked in. The new room mate will be another "male." Think real hard before playing musical chairs with the men who come and go at your place. Do any of your proposed tenants have employment and credit?
