Jake had some good advice.

You can always tell the tenants that you are updating everything and ask the tenants to fill out the new information sheet --instead of calling it an application, or call it updated info addendum to application.

You may want to renew the lease for 3 months at the rent they currently have. If they don't fill out and give you the new applications, they're gone like the wind or you can raise the rent unless you are in a rent controlled area.
