Yes. It's a multifamily property with a common driveway that all share. The stains are where he parks but in a large driveway area that they all share in parking. It's in front of garages.

In fact I have to go to that area to pick up rent from the laundry room! I have to go there to water the lawn. Even when purchasing the building and looking around...we never had to get permission walking around the building. I in no way "trespassed" into his dwelling. In fact, I never heard such a thing. I've been doing this 16 years...landlords all the time walk around their buildings to check things out to make sure things are OK. I believe you are incorrect about this but let's make sure. Never heard of such a thing.

This is in Long Beach, CA in an urban environment.

Yes, landlord gave me files. His leases are not great...I use much better ones. I didn't see any parking provisions.
