Ok, Renter has a 12 month lease. They wont pay. Generally we EVICT, get DAMAGES, GARNISH & move on...

Can I legally collect 12 months off of them since thats what he lease is for? If you have not noticed the economy is so bad that rent is the last thing lots of renters think of paying. We are trying to decide what is the best business practice to follow as far as keeping the income flowing.

PS: Our Tenants always have a garnishable income in 95% of the units we own.
