I wouldn't grant the extension. Especially if they have been "unpleasant and unappreciative" toward you. As many of the LL's on here have mentioned. You are running a business not a charity. Tell them again per the lease agreement that they need to vacate the premises. If they are still there past the lease end date they will be considered a "holdover tenant" at which time you can start eviction proceedings to regain posession. However, I may be wrong because you live in a rent controlled state.
