Thank you everyone for your feedback. Each of the AC's drain spouts are dripping outside onto the pavement. One in the driveway, one near garbage cans and the other one dripping into my kitchen garden. Those green beans are going to be great this year :)

I am going to add an addedum for the next tenant with some of your suggestions.

Again, my apologies for venting on this forum. Since their parents were co-signors on the lease (college students) and their parents and the tenant presented themselves well at the lease signing, I thought I was getting respectable tenants. I think I am more mad at myself for not screening these folks better. The little things they now do get me upset. It's hard being a LL when you occupy the same property.
