You should give the tenants the inspection checklist which notes any existing damage or defects found by the landlord. The tenants should do their own inspection and note any additional damage or defects found. A copy should be returned to the landlord in so many days or the checklist shall be deem to be correct. If the tenants fail to return the checlist as required, make a note on your copy and file it away till the tenant moves out.
You can decide if any additional damage or defects are worth taking care of or just letting ride.
