Attorney's Fee Warning Notice



What do I do when the rent is very late and I'm Eviction looks likely?

The purpose of Attorney's Fee Warning Notice allows the tenant one last opportunity to pay the balance due and avoid an attorney's fee that will be added on to the current charges before you send the account to your attorney .

Even though the Urgent Late Notice clearly states that the rent is late, late fees are due and the account is in eviction status, the Attorney's Fee Warning Notice has been known to get positive results.

I evicted my tenant after 4 months due to non payment of rent. they signed a 12 month lease. Are they responsible for the rent until I get a new tenant in the property and if so Can i file with the courts another failure to pay rent for the time left on my lease. thank you. Mary Jane , Maryland

A: That's the rule in most states. If you evict for non-payment - you can go to small claims court for the months the unit was vacant until the lease would have expired.
