Am I allowed by law to take security deposit for unpaid rent, and pay my mortgage, while my tenant is still in my house?

A: He's got unpaid rent. So apply the security deposits to the unpaid rent? Will the tenant agree? You're not allowed to do this unless the tenant agrees or your lease expressly gives you permission to do it.
