Landlord Newsletter April 2007

The LPA Newsletter
April 2007

Dear Fellow Landlord,

Spring is here! This is the season most of us have more tenant screening and new leases beginning than any other time of the year. If you find yourself jumping through hoops for prospective tenants, take a step back and get some perspective. Remind yourself of the tenants' responsibilities in your lease. Try your best to only accept tenants who are not afraid to maintain a home as if it were their very own.

In this newsletter:LPA Lease Appliance clause

  • Free Lease Clause (if you do not use the LPA lease, you may want to insert this clause or just start using the LPA Lease)
  • Download Free Mold Booklet in PDF from the EPA
  • Recent Tenant Excuses
  • Recent success quotes

Please e-mail us if you have any questions or would like to add or share any material / information. Have a great month.

This Clause Has Saved Me Thousands of Dollar$ !

FREE Lease Clause (as included in The LPA Lease):
The Tenant is Responsible for the Appliances

LPA Lease Appliance clauseLet's face it. Appliances are high use and sometimes high abuse items in rentals. If it isn't the refrigerator with a problem, it is the stove or the dishwasher. How about the washer or dryer? All these items can be the tenant's responsibility if it is agreed in the lease from the start.

You may be thinking, "What about if the appliances are older? Is it fair to make the tenant responsible for existing appliances that could go at any time?"
The decision is yours. But let me ask you: Have you ever been awakened by a tenant on a peaceful Sunday morning (Don't give tenants your home #!) - or checked your messages to hear a tenant complaining about an appliance problem?

LPA Lease Appliance clauseI prefer to make the decision on a case by case basis. That is why my lease says the tenant is responsible for the care, maintenance and repairs on the appliances. If the tenant does not agree or should choose not to repair a broken appliance, that's OK. They can get their own appliances and take them with them when they leave.

This system has worked well for me over the years and it should for you too.

    Tenant Excuses

"Its not fair! You are charging less rent to the other apartment. You're ripping me off! I'm going to sue you if you don't lower may rent." It is none of your business what my other tenants pay. Now you owe late charges too, idiot. - Theresa L., Tustin, CA

"I’m not sure if I left the window unlocked but when I got home the door was wide open and they stole a laptop some other items and this months rent. But I’m worried about the rent. I talked to my parents and they said filing a police report won’t do any good." Okay, call the police and file a report they may have a suspect for similar reports filled. Or are you the suspect? - Lee C., MS
