    This simple form reminds the tenant that the rent was paid late and that a late fee is still due.

    Pay the late fee too!Some tenants may honestly forget their agreements in the lease and need to be reminded. Many tenants like to test the landlord, especially in the beginning of the lease term- just to see how far they can go. This is when we must be vigilant and notify the tenant immediately of overdue rent and the late penalty. It is very common for the tenant to pay the rent a few days late and conveniently forget the late charge. They may think that we'll conveniently forget also, or be embarrassed to ask about the late fee.

    Most tenants feel that we should appreciate the very fact that they paid their rent at all. They may be hoping we're too timid or afraid to enforce our agreed lease terms. It is imperative to notify tenants immediately of penalties due.

    Past due penalties can become added rent, which can put their lease in default status. We want to help them keep their lease in good standing. We want to help them keep their word and their signatures in good standing, too.

    Late fees are an incentive to pay rent promptly. They are an excellent way to train a tenant to prioritize the rent payment. Never hesitate to collect your late fees!

    How many times have you wished that you could report a bad tenant to warn other landlords?

    We have found that when a prospective tenant is warned that the landlord reports positive and negative information affecting the tenant's credit, the rent becomes a priority. We let all applicants know that if they value their good or clean credit, they must make the rent a top priority. We ask the tenant not to sign a lease with us unless he or she is absolutely sure that paying the rent in a timely manner will be no problem. We tell him that we would not want to see him ruin his excellent credit standing and damage his future creditworthiness when it comes to applying for a mortgage or other credit. Once a tenant knows that his own actions will determine what information will go on his permanent record, the importance of paying the rent and honoring the agreement will be seen in a whole new light.

    Dear Mr. Reno:
    Hi, my husband and I have a problem. We have lived in our apartment for 11 months. Not once did we miss paying our rent. However, just this month we had a problem paying half of the rent.
    We told them we were going to try to come up with the rent( the other half) and they won't wait.
    This was a bad month for us. We will be able to pay this months rent but we will still owe $375.
    They only gave us one 3 day notice, which we weren't asked to sign.Then we asked if we paid 100 would that be ok? They said fine, but we have to leave at the end of the month. Now, we can't pay the $375, now they said they were going to press charges. Help! I don't know what to do. - Scared Tenants behind in the rent

    A: All I can say is.... pay the rent. Pay what you can. It will take a week or two at least to get you into Court- and you can pay it there. If not, the judge will ask you to leave. I don't know what else to tell you.

    We are one of many who have an illegal apartment in Nassau County to survive. Our tenants have decided that they do not have any money to pay rent, he is a NYC Fireman. How do I get them out? - Joanne, New York (Nassau County)

    Dear Mr. Reno:I am considering filing a law suit against a tenant I had to evict in September 2008 for nonpayment of rent and trashing my house. I have been told by several local attorneys that it may not be worth my time and effort if it is my belief that the tenant may not be able or willing to pay any amount that may be awarded to me by the courts.
