Landlords Affected in Tough Economic Times
By Marv Steier, President
TVS Tenant Verification Service Inc.
Tough economic times affect every consumer that includes tenants and it has become quite evident recently with the global financial meltdown that many consumers/tenants have overspent and incurred more debt than they are able to handle financially.
So when consumers default on their financial obligation who suffers? Credit card companies, financial institutions and landlords? Yes landlords. More and more consumers, who are tenants, will leave landlords stuck with unpaid rental fees and damaged rental property where they are unable to meet the terms of their lease agreement because of heavy debt load and unemployment, many tenants become angry and frustrated and trash the rental unit. Where this scenario arises the tenant(s) may just decide that it is easier to hire a midnight mover...

The Security Settlement Challenge Crusher
Have you ever seen a tenant agree with your deductions from the security deposit??
The purpose of The Security Settlement Challenge Crusher Letter is to quickly squash any unfounded tenant arguments about deductions from the security deposit refund.
Even though the Security Settlement Statement has already itemized the deductions in detail for the tenant, some people will still be determined to fight for what they feel is their money.
If you've held back deposit money from former tenants, you have probably been through some uncomfortable confrontations with the tenants who believe they are entitled to more of a refund. It is common to hear them boast about leaving the rental "better than it was at move in." It seems like they go in with eyes wide open and leave with blinders on...

Ask the Attorney
The Landlord Protection Agency® is proud to introduce John Reno, Esq., a highly experienced Landlord - Tenant attorney based on Long Island, NY.
If you have a landlord tenant problem you'd like to ask a question about, please feel free to e-mail me your question.
Submit a landlord / tenant question for Mr. Reno Please try to keep your questions as short and to the point as possible.
Dear Mr. Reno:
I am in the process of evicting a tenant. I hear there are laws they say you can’t evict a tenant during the winter time. Is that true? Gerald Thomas Smart, Maine
A: You can't evict Santa Clause, from the North Pole on x-mas eve. Other than that, go for it!
Dear Mr. Reno:
My tenant has broken our lease. He has moved out. The lease was for 24 months he only paid for 5 months. We are searching for new tenants. Is this tenant liable for the rent that he signed for in the lease until I get a new tenant? - Gail P. - California
A: Yes, he is liable for lost rent if he broke the lease. That's the whole point. Otherwise, it wouldn't make sense for a LL to have a lease.
