Helpful Tenant Screening Steps...


The Landlord Protection Agency® suggests the following steps to take before spending the money on a consumer credit report:

  1. Pre-screen your prospects before showing the rental. It eliminates unnecessary appointments and saves you time. Use a free LPA Pre-screening Prospect card.

  2. After showing the rental, have your interested prospects fill out and sign an LPA Rental Application. Be sure to collect a non-refundable screening fee and deposit as provided for in the application.

  3. Verify the employment and tenant references contained in the application. Use LPA Landlord Reference Qualifier form to evaluate the legitimacy of the landlord reference.

  4. Lastly, if you feel confident the tenant passed all your screening inquiries so far, run a credit report with a major credit bureau to review the prospect’s credit history on the payment of bills, delinquencies, address history, employment history and judgments.

Do Your Tenants’ Rent Checks Bounce?
Bounced Check

One fact of being in the landlord business is that rent checks will occasionally bounce. When that happens, you, the landlord will probably not find out the rent check was returned until 3 or 4 weeks later, depending on how efficient your bank is.
How does that concern the tenancy? It means the rent is approximately 3 -4 weeks late, plus you’ve incurred bank charges on top of it.

Like a late rent notice, the LPA Dishonored Check Notice will inform the tenant that the rent check was returned for insufficient funds. It will ask for the balance due along with any applicable bounced check charges, late fees, and daily late charges as agreed in your lease....

Dear Mr. Reno:
Please advise me - ASAP - a solution to my problem. In heat of argument with my sister, last year I willed my house and property to handyman who has been living in my home for ten years. He has never paid any rent, any utilities or for any thing since he's been here. He tricked me into signing my car over to a friend of his, and now he is using my credit card and checking account. He has even bought a truck for himself. I now want to change my will and have him removed from it. I am an elderly lady and want this done as soon as possible as I may not have much longer to live. Please advise me ASAP. Thank you.

I have a tenant that is always late with his rent and we would like to sell the house to get out from under the headaches. What is our legal recourse to get them out so we sell the home?

A: If they're current with rent, you can't evict for non-payment, so you'll have to give a 30 day notice. But if they have a lease, all bets are off, until it expires.

If your tenant pays buy check, make a copy of the check for your records. You may need this information for future collection efforts.
