Security Settlement Challenge Crusher
Have you ever seen a tenant agree with your deductions from the security deposit??

The purpose of The Settlement Challenge Response Letter is to quickly squash any unfounded tenant arguments about deductions from the security deposit refund.

Even though the Security Settlement Statement has already itemized the deductions in detail for the tenant, some people will still be determined to fight for what they feel is their money.

If you've held back deposit money from former tenants, you have probably been through some uncomfortable confrontations with the tenants who believe they are entitled to more of a refund. Settlement Charges Guide

Giving the tenant a Settlement Charges Guide alerts the tenant before or after tenancy what kind of move-out charges he or she can expect for damages, cleaning or neglect caused as a result of tenant's occupancy. Some landlords send this form along with the Security Deposit Settlement to show how certain deductions from the security were calculated. What many tenants consider "normal wear & tear" are really damages and neglect that they should pay for. (The charges listed on this form are general, and can easily be edited to your preference.)

Dear Mr. Reno:
I have a tenant (in Pittsburgh, PA) who I have given way too many chances at this point...he currently owes me $2700 from unpaid rent and late fees. I gave him a 10 day notice to quit, which he then told me he would be out by the 31st of this month. Which is fine but he hasn't paid any rent for May and hasn't agreed to any repayment schedule etc., and is no longer answering phone calls or emails. At this point I want to determine if it is worth it to hire a lawyer to take him to court and hopefully garnish wages to get what I am owed.
I have never had to do anything like this or even evict a tenant, so I am unsure if this process is worth it to get back what I am owed. Any advice would be greatly appreciated. Thanks!
