Landlord Do's & Don'ts
After the Tenant has Moved

What The LPA says you should do and shouldn't do:
DO

DON'T
  • tell the tenants that they will not be getting their security deposit back- they will be resentful and possibly more destructive on the way out. Let them see your deductions on the Security Settlement Statement after they've left.
  • return any security deposit until after tenant vacates and the rental has been thoroughly inspected for damages

I have had a rental that needed repairs, for which I gave the tenant a "permanent" reduction in rent and agreed to include utilities. Now the tenant is claiming that I should have paid for her to stay in a hotel during the repairs. Is this possible?

A: They won't get Hotel money unless it was "uninhabitable" which usually means no heat, plumbing, electric or cooking.
