Fact:
Rent is Paid More Timely When the Tenant Receives a Monthly Rent Statement

Whether you mail your tenant a monthly statement the same way your bank mails you your credit card statement, or supply your tenants with a Payment Book with pre-printed payments slips, the results are the same. The tenants are reminded of what they owe, when it is due, and what the penalties are for not paying on time.

Most landlords have positive results and more timely payments when using a Rent Statement mailer. It helps tenants Want to pay their rent on time and preserve their credit record with their landlord.

The Rent Statement displays the key monetary terms agreed in their lease. That's important because the tenant is reminded of these key items every month when they fill in the amount of their payment before sending it.

Tenants find it a little intimidating and a little more official when their Social Security # is on a document. This part is optional and need only be included at your discretion.

On the top right below the rental address is a payment breakdown area which includes:

  • the rent due date
  • the rent amount
  • the late date and late fee
  • the daily late date and daily late fee
  • early payment discount date and amount of early payment discount (optional)
  • Added rent incurred (any current or past due charges in addition to the rent)

Rental Binder - Deposit Receipt

Many landlords and real estate agents across the US use a basic Rental Binder to secure their rental deals. Although the Rental Binder is often used as a basic rental agreement, it is not and should not be used as a rental agreement or rental application. It is a pre-contract form, a binder receipt, proof that an offer has been made with an earnest money deposit.

Upon written acceptance of the offer by the owner/agent of the rental, it becomes a binder, whereby it is agreed that the rental will not be rented to anyone else before the agreed lease signing date. It is a good idea to use a rental binder form as a first step to solidify your rental deal with a non-refundable deposit, while also settting up the proposed details of your pending lease agreement, such as time, place, date and what the tenant will be expected to bring to the meeting.

Although the binder receipt is included in the LPA Rental Application, this form is especially helpful to rental agents who collect their real estate commission from the tenant because it also provides for a written agreement of the rental commission.

Dear Mr. Reno:
I have a crazy, hostile subletter in my 3 bedroom duplex which I rent. She has been there 24 days. She has given me first months rent (Sept) and partial second months rent and a security deposit. I told her if she would leave Friday I will refund her partial second month plus deposit. Via Cashiers check - once she is out and gives me the key.

She says she is taking me to court and suing me for damages and defamation of character. She says she will not leave. I have already brought in the police.

Can I lock her out - hand her a cashiers check and her suitcases and shut the door? I do not want her here past 30 days. She is not on the lease.
