Why You Shouldn't Give Presents to Tenants

I know lots of landlords who think it is a good will gesture to deliver a turkey or a bottle or cookies for the Holidays to their tenants. I've done it too, but please don't get me wrong. I learned a long time ago that it is not a good idea to get in the habit of giving gifts to tenants.
Many of you know what I mean. Tenants normally think they deserve the gifts you give them. Then they expect them each year. What if you don't give a gift to your tenant after you gave him something the previous year? There may be hard feelings on the tenant's part. After all, they feel it is their hard earned rent money that you are using to buy their gift along with all the other comforts you enjoy in life.

So, if you must reward your tenant for paying the rent as agreed, why not make it worth your while too? Let the tenant earn your gift by paying the rent early.

Why You Need Renters Insurance

The landlord's insurance only covers the property the rental is in. – not the tenant's belongings or tenant liability for accidents. If the tenant's possessions are stolen during a break-in or damaged by a fire or severe weather, a renters insurance policy will allow the tenant to recover their value. Dear Mr. Reno:
Do Ineed to return a security deposit if the tenant burnt my house up ? I have no proof she did it other than the fire report saying it was arson. However it was during her lease period and the firemen found the windows and doors locked at time of fire.

A: Just when you thought you've heard everything- the tenants burned the house down on purpose? Why? To get out of the lease or to get their security, or both? That's a little extreme, even crazy for tenants. I guess somewhere in the annals of time, it has happened, but you'll never prove it. So collect your insurance & pay back the security.

Dear Mr. Reno:
Question for a manufactured home community in Utah regarding tenant already issued a 5 day notice for non-payment of rent. Tenant has a promise to pay date, but her check for last month’s rent just came back NSF. Do I need to reissue tenant w/a NEW 5 day notice including NSF check and fees? Or does any legal notice have to be issued, considering she’s already been issued for non-payment of current rent?

T'was the night before...

It was the night before Christmas at the Landlord's house, a time for celebration with family and spouse.
The night was so clear the snow sparkling white. It was a wonderful evening, It was a wonderful night.
The Caroler’s were singing, "Jingle Bells", they sang, and everything was peaceful until the telephone rang,
Great", said the Landlord not wanting to go, "I just know it’s a tenant, I just know, I just know!"
And sure as it’s cold out, whenever it snows. It indeed was a tenant, that’s just how it goes.
But amazing enough it was good news not bad. The tenant was happy, they were actually glad.
For they called to say thank you, and to wish a good cheer, to the Landlord and his family, and to have a good year.
Then all of a sudden in his side was a nudge. Wake up you are laughing his wife groaned with a grudge.
You'll wake up the children, dear go back to sleep. And then she was quiet, not even a peep.
I must have been dreaming, too good to be true! That a tenant wasn’t calling, asking "What should I do"?
But it was good while it lasted, it was a beautiful sight. The Landlord thought to himself, as he turned off the light.
Then breathing a sigh, he snuggled back to his bed, As he tried for that dream to get back in his head.
