The Importance of
The Security Settlement Statement
with Photo and Video Confirmation

Have you ever argued with a tenant about the security refund?

The Security Deposit Settlement Statement may be used with or without a Move-In/Out Property Condition Inspection Report.


One of the most essential forms for a landlord today is the Security Settlement Statement. It is required by almost all states to settle the security deposit after a tenancy has ended. This form alone has enabled us to make valid deductions (saving us tens of thousands of dollars in damages over the years) from security deposits while minimizing objections from tenants.


Don't get me wrong, we are not out to unjustly take security money from tenants! But when deductions need to be made, this form can be a miracle worker. Why? Because it itemizes valid deductions on paper in black and white and now becomes much more difficult for your former tenant to argue with the facts.

Dear Mr. Reno:
I own a small apartment complex in California and had to evict a tenant, who was 4months in arrears in rent. The tenant was able to delay the court eviction process by pleading ignorance with her right to legal representation and getting continuances . In all there is about 7 months of unpaid back rent.The tenant was subsequently imprisoned according to one of her friends. I sent a letter to the tenant's mother's home address specifying how the security deposit was administered. The mother of the tenant was a co-signer on the rental agreement, but was not named in the eviction proceeding, since she never resided in the apartment and lived 50 miles away. My question is: can I take the mother to small claims court and collect the 6 months back rent from her?

A: Yes, but if she's on social security that will be exempt.

Dear Mr. Reno:
I just completed an eviction of a tenant in a duplex that I have located in Fresno, CA. Her sister lives next door in the other side of the duplex. The tenant I evicted did a significant amount of damage to the property prior to being evicted. Unfortunately for me she only has social security income and no assets so I have no way of of recouping the lost rent and money for damages.
Does she have a right to come back on the property to visit her sister?
What rights do I have to keep her off the property? Thank you.

A: You can't tell her who can visit her, but I have racked my brains and I have one idea. Send a letter to tenant, "Your sis owes me $(fill in the blank). Until she pays it, I don't expect to see her here. If I do, your lease will not be renewed." But I have to ask, is it worth losing this tenant?
